Billy Joel's Long Island estate gets $5 million price cut

Billy Joel's home just got another price cut.
The Centre Island estate is now on the market for $25 million, after holding a $29.9 million price tag in May.
Part of the estate was sold around that time — the sale of Joel's five-bedroom, four-bathroom gatehouse closed in May for $7 million, Newsday reported.
"In order for us to keep the place at the top of the marketplace, especially the luxury market, we're making this slight adjustment," said Emmett Laffey, CEO of Berkshire Hathaway HomeServices Laffey International Realty.
The gatehouse was sold to "another North Shore family that desired a waterfront," Laffey said. Selling the estate in pieces like this was key in "unlocking the value" of the property, because that was the way Joel purchased the land, he added.

The remainder of the estate still for sale includes the 20,000-square-foot main house (five bedrooms, 11 bathrooms), the 3,800-square-foot guesthouse (three bedrooms, five bathrooms) and the 2,400-square-foot beach house (three bedrooms, three bathrooms). There is also a 1,700-square-foot maintenance house/six-car garage.
"The beach house separately, on its own, is worth $10 million," Laffey said. "So it's a really incredible property."
Joel's representatives could not be immediately reached for comment Tuesday.
The full 26-acre waterfront estate was first listed in spring 2023 for $49 million, before being taken off the market later that year to complete renovations. The property returned to the market the following year for nearly $50 million, under listing agents Lisa Lavelle and Nancy Cuite, of Berkshire Hathaway HomeServices Laffey International Realty.
Some standout features include a bowling alley in the guesthouse; a wine cellar, library and ballroom in the main house; and a helipad on the beach house. The property boasts 2,000 feet of waterfront, a floating dock, boat ramp and a 20-by-50-foot swimming pool.
Joel, 76, bought the estate in 2002 for $22.5 million, property records show. He still has a property in Sag Harbor, and sold his home in Manalapan, Florida, last year for $42.6 million, Newsday reported.
