Barnes & Noble South Huntington building sells for $14.2M

A retail building home to the Barnes & Noble South Huntington store sold for $14.2 million earlier this month.
Manhattan-based firm Wharton Properties sold the 19,530-square-foot building at 301 Walt Whitman Rd. to Seven Hearts Realty LLC on Dec. 16, said Dan Abbondandolo, an executive director at the real estate brokerage Cushman & Wakefield, which represented the seller in the deal.
The building sits on the retail stretch off Route 110. Its position at the "center of it all" in the busy corridor made it an attractive investment for Seven Hearts Realty, an affiliate of a private family investment group, Abbondandolo said.
Jeff Sutton, the president and founder of Wharton Properties, declined to comment on the sale. A phone call to a number associated with Seven Hearts Realty, the buyer, was not returned.
The Barnes & Noble outlet will remain open at the Walt Whitman Road building, and has no plans to change its operations, said Janine Flanigan, the company’s vice president of store design.
A T-Mobile store also occupies roughly 5,200 square feet of the building, which is located across the street from a Whole Foods, Abbondandolo added. Long Island Business News first reported the sale.
Wharton Properties purchased the building for $6.3 million in 2024, according to property records. The real estate company brought in the two new tenants, increasing the building's value and helping it sell for more than double what Wharton Properties paid, Abbondandolo said.
Barnes & Noble opened in April at the Walt Whitman Road building, after the company announced in 2023 that it would close its larger, 27,911-square-foot store in East Northport and relocate after 15 years, Newsday reported.
The new store on Walt Whitman Road is about 14,300 square feet, Abbondandolo said.
"While we were saddened to leave East Northport, we could not be happier with the space we have found in Huntington," James Daunt, the CEO of Barnes & Noble, said in a statement in March, ahead of the store’s opening. "Here we bring the community a completely updated Barnes & Noble and, fittingly, do so right next to the birthplace of one of the greatest American poets," he added, referring to Walt Whitman, who was born in the Town of Huntington, according to the town.
Barnes & Noble has nine locations on Long Island and 708 stores nationwide, Flanigan said.
