Owners of a Commack shopping center are seeking approvals to expand a Marshalls and Costco, planning documents show.

The shopping center on Henry Street and Crooked Hill Road would expand from 528,537 allowable square feet to 555,717 allowable square feet, representing a 5.1% increase, Smithtown planning department officials said.

Cosentino Realty Group LLC, which owns the property, submitted the zone change request for the project, according to town officials.

Its parent company, Cosentino Companies LLC, manages more than 1 million square feet of commercial shopping center property and develops commercial retail centers, super centers, free-standing buildings and office space, according to its official website.

If approved, the proposed expansion would allow developers to make way for three specific projects. Those projects would grow the existing square footage from 505,713 to near the proposed allowable limit.

  • The first project would expand Marshalls by 26,990 square feet. Marshalls currently operates from the second floor of a two-story building totaling 53,205 square feet. There are 111 parking spaces in the front and back of the building, according to the site plan filed with the town. The proposed expansion would be built ground-up adjacent to the existing building, and the proposal would include an additional 100 parking spaces.
  • The second would expand Costco's building, at 139,628 square feet, by 17,874 square feet. Town officials say the Costco expansion is anticipated as a future project and is not currently being considered by the zoning board. This will allow the zoning board to see if there are any impacts to the site due to the Marshalls expansion and a planned addition of a 4,960-square-foot pad site.
  •  The pad site would feature a stand-alone building in the parking lot that doesn't have a proposed tenant thus far, according to planning officials. It would be built on the corner of North Service Road and Crooked Hill Road, according to the site plan. The pad site requires a front yard setback variance from the board of zoning appeals, which held a hearing on the proposal on Oct. 21, according to the planning department. The decision on the variance is pending before the zoning board.

Cosentino Realty Group LLC representatives and town officials did not immediately return requests for comment.

 A Costco spokesman, in a statement to Newsday, said it is company policy “to not comment regarding future Costco warehouses or construction until we are ready to share details about the new location. Costco Management has no further information at this time.”

A Marshalls spokeswoman said in a statement: “Marshalls has not announced any store changes in Commack, NY at this time.”
