Reminiscent of a Malibu beach house, a new construction on Bay Boulevard in Atlantic Beach is boxy and modern. On its facade, coffee-colored wood paneling runs vertically alongside mixed materials in shades of gray.
The eight-bed, 8½-bath home measures approximately 6,000 square feet, said listing agent Leah Tozer, and is on the market for $9.51 million. Taxes on the waterfront property, which falls within the Lawrence Union Free School District, total $36,170.
"It's so wildly unique in there," said Tozer, of Daniel Gale Sotheby's International Realty. "And the engineer took such great care of the inside."

Tozer described the home's interior design as a combination of styles in a space with high ceilings and expansive windows. Though modern, Tozer said elements like crown molding and a semi-open floor plan distinguish it from an "ultramodern" house.
"It's just one of a kind," she said. "It's just such a gorgeous, well thought-out property."

The house sits on a 0.18-acre parcel overlooking Reynolds Channel, which is visible from many of its rooms. The property includes a dock and dockhouse, which Tozer said is unusual because of the required permits.
"It's one of only three houses that's on that block that has a dock house," she said.
According to Tozer, flood insurance on the property is optional. Though listing photos show a pool, Tozer said there is not currently a pool on the property.
In the main house, floating stairs and an elevator offer access to the second level. Tozer said the home was built in accordance with Federal Emergency Management Agency standards.
"It just hits all the marks," she said.
