Middle Island: Proximity to Tanger, LIE, natural beauty draw buyers

THE SCOOP Landlocked Middle Island may not be in the center of Long Island from west to east, but it does sit close to the middle from north to south, making it accessible to other places.
"It's close to shopping, like the Tanger mall, and it's before the East End's North Fork, so close to wineries," said Thomas Annunziato, an agent from Howard Hanna Coach Real Estate who has lived in the area for 25 years. "It's also close to the Long Island Expressway."
For those who cherish spending time outdoors, Middle Island is a goldmine of sorts; with plenty of places to find solace, beautiful views and lots of birds.
Middle Island is home to one of the largest passive parks on Long Island. At 320 acres, Cathedral Pines County Park has multiple trails for hiking, walking, biking and running, and is a favorite of bird-watchers.
Nearby Prosser Pines Nature Preserve, also open to the public, is known for its rare White Pine forest, with a 0.7-mile hiking and walking loop. The preserve is known for being one of the oldest White Pine Plantings on the Eastern Seaboard. Bartlett Pond Park, also in Middle Island, is also known for its birding, according to the county website.
"There's plenty of golf, too," said Annunziato, noting the local 36-hole golf course, Spring Lake Golf Club. Middle Island Country Club is also open to the public.

With a population of about 11,000, Longwood School District is one of the top 10-largest on Long Island and has a robust sports department.
In addition to single-family homes, Middle Island has a wide range of condominiums and co-operatives.
According to a Newsday publication, "Our Towns," visitors from New York City would pass the area as they headed east on their way to Greenport. Traveling along Middle Country Road, they often stopped at Brewster's tavern in a community then known as Middletown. As homes began to be built in the area, the postmaster Benjamin Hutchinson changed the name to Middle Island in 1811.

SALE PRICES Between Sept. 5, 2024, and Sept. 4, 2025, there were 211 home sales with a median sale price of $429,900, according to OneKey MLS. During that period a year earlier, there were 175 home sales with a median sale price of $452,500.
CONDOS AND CO-OPS There are 23 condos, priced between $189,999 and $629,999, and nine co-ops, priced at $189,000 and $329,000, on the market.
