A Fire Island home with a guest house and "rare" pool is on the market for nearly $2.4 million. The taxes are $7,910, and the flood insurance is about $2,834. The property is in the Fire Island Union Free School District.

Located on Laurel Avenue in Seaview, the home contains three bedrooms and two bathrooms, with a one-bed, one-bath cottage.

The house is "rare on Fire Island because it has a very large pool," Alan Medvin said. He is co-listing the property with Samantha Raimond, both of Fire Island Sales & Rentals.

The in-ground pool is 32-by-16-feet, which is sizable for Fire Island homes, he said.

"Some houses have pools, and they're rare in and of themselves," Medvin said.

The main living space has an open-floor layout. "It has an enormous great room, which is great for entertaining," Medvin said. "You could be in the kitchen and you have a great, big living and dining space right adjacent to you, that also opens out onto the pool deck."

There is a $6,401 annual fee to the Seaview homeowners association, which covers amenities such as beach and private marina access.

The sale of the home will also include architectural concept plans for a second-floor addition. The plans have not been submitted or approved yet.

"That would substantially increase the square footage of the house," Medvin said. The home currently totals 1,500 square feet. "It would add essentially three more bedrooms."

But as for its current state, "It's a phenomenal house," Medvin said. "There are very well-connected public spaces in the house, which makes the house extremely usable and nice for indoor-outdoor living."
